Planning Status And Relevant Policies
Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2 and Paragraph 8.12.1
Assessment
The application site is not within a Conservation Area. The proposed works will not be readily visible from Orry Street and will not adversely affect the visual amenities of the locality.
The only property the proposed works could potential impact is No.5 Orry Street, thee conservatory will be set 2.25m away from the side boundary wall of the neighbouring property. The wall is 2.3m in height. Any views from the conservatory will be directly facing a blank wall. I therefore consider the proposal will not result in any overlooking and loss of privacy.
The notes suggested by consultees are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.
I therefore recommend that planning permission be granted subject to conditions.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This permission relates to the erection of a rear conservatory as shown in the site location plan and the existing/proposed plans date stamped 31st March 2009.
