Heritage Homes Ltd Dandara Group Head Office Isle of Man Business Park Cooil Road Braddan IM2 2SA In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Heritage Homes Ltd Proposal: Replacement of 9 no previously approved dwellings with 16 no dwellings (amendment to PA 05/01686B) at: Land adjacent to Vicarage Road and opposite Horse and Plough Pub Isle of Man Business Park Douglas Isle of Man which was considered on 23rd July 2009, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s 200 rev. N, 2296_APL_202, 2296_APL_203, 2296_APL_204, 2296_APL_205, 2296.15.landscaping, 2296.15d rev. I and 2296.25d date stamped the 13th February 2009.
- No other works shall be commenced on site until the estate road junction with the adopted highway, including, where required, visibility splays, has been set out and established to the satisfaction of the Planning Authority.
- No dwelling shall be occupied until the estate road has been constructed to at least base course level and adequately lit from the junction with the adopted highway up to the access to the dwellings to the satisfaction of the Planning Authority.
- No dwelling shall be occupied until the parking facilities and vehicular access(es) has/have been completed to the satisfaction of the Planning Authority before being brought into use, and such facilities shall thereafter be so retained.
- There must be no discharge of surface water to the main foul sewer.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
Guidance Note
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;

- Any appeal has been determined;
Whichever is the later.
