Client - Borough of Douglas Project: - Demolition of existing building \& rebuilding as a 2-storey dwelling 15 Orry Street, Douglas (Formally known as II Orry Street)

The present use is a two-storey storage building, it is the intention to demolish the property and replace it with a similar sized dwelling.

The Structural Engineers have assessed the likely remedial works to No. 9 Orry Street as minimal as there is little structural connection; it is also the intention to carry out the demolition and rebuilding in conjunction with the remedial works to No. 9 Orry Street.

It is not possible to provide separate car parking provision for this property, but would rely on the Town Centre location and the present street parking arrangement. The building's last use was as a tile store where frequent deliveries were made, together with loading and unloading, we do not therefore feel that the present situation will be unduly exacerbated.

The replacement dwelling will reflect the present terrace in material, form and proportion.
