General Policy 2
General Policy 2 of the Isle of Man Strategic Plan 2007 permits development in accordance with land-use zoning and other policies, provided it respects the site and surroundings in terms of siting, layout, scale, form, design, does not adversely affect townscape character or residential amenity. The officer tested the chimney removal against these criteria, particularly visual impact on the street scene and locality, concluding it would not significantly harm appearance or amenity as the chimney does not contribute to character and is not prominently visible.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
