Ballawattleworth House is a substantial dwelling on Tynwald Road, the main Road out of Peel towards St John and Douglas
The house has previously been extended and now consists of the main two storey (plus attic) double-fronted house, an adjacent two storey single-bay annexe, a two storey outlet to the rear of the main house and a single storey extension to the rear
The in addition to its use as a single dwelling, it has previously found use as a nursing home
With a grown up family (one of which currently resides in the front annexe with their own young family) the current owners propose to divide the property into three dwellings
The existing layout and amenities enable the divisions can be made with minimal conversion to the existing fabric of the house. Its time as a nursing home has left the property with sufficient bathroom and wc accommodation to make the conversion quite straightforward
01_HOUSE: The character and quality of the main house is retained though the accommodation is reduced
02_ANNEXE: The annexe is currently joined to the main house internally and has its own bathroom, wc and kitchen. Blocking up the ground floor and first floor doorways that connect the house and annexe allow a straightforward separation. It retains its own access from the side
03_APARTMENT: The formation of the third dwelling, a ground floor apartment to the rear of the property, requires some alteration to the accommodation to the rear of the property but the separating can, again, simply be formed by blocking up an existing doorway. Access is via an existing doorway to the space at the rear of the property. An existing bathroom will be removed and the space converted to the apartment's kitchen. A new bathroom will be provided next to the apartment's entrance. Both can make use of existing drainage runs. The removal of an existing corridor will allow the new kitchen to open directly to a dining area and living space. The existing glazing and French windows in the new living space would provide direct access to a new external space consisting of an area of decking and a lawn
The property currently has a substantial garden to the rear. It is proposed that this is divided into three to provide a shared garden for the ANNEXE, APARTMENT and HOUSE, a private garden for the HOUSE and a private garden for the APARTMENT. The arrangement would allow shared access to an existing gate in the rear wall that leads to an alleyway behind the property
