Our Ref: JPH/DO'N/PA 13/00380/B Date: Thursday 16 May 2013 RE: PA 13/00380/B โ Erection of 14 Semi-detached Dwellings on Land off Crescent Road, Ramsey. Further to your recent memorandum, I have looked at the above application and I have considered the provision of the 25% affordable housing.
There has been a shortage of first time buyer affordable houses in Ramsey and the surrounding area (generally apartments have been available) so there is still some demand. I therefore believe that an affordable housing contribution be appropriate for this site. In this scheme 14 properties are proposed and therefore 25% of them should be for affordable housing, (14 x 25% = 3.5 say 3 properties).
If the decision is given to grant planning approval then I recommend that the applicant enter into a Section 13 Agreement for this contribution and would advise the applicant to enter into discussions with this Department concerning the terms of such agreement at the earliest opportunity.
