Infrastructure completion
As required by the approval of PA 11/00990, the last two dwellings of the overall development approved by that application, which include these six plots, shall not be occupied until the areas of public open space shown in PA 11/00990 have been turfed with grass and made available for recreational use and the realignment of Gardeners Lane to the north of the roundabout as shown in PA 11/00990 has been completed.

No Objectionhave no objection to the proposal.; The Commissioners would support the view put forward by residents of Gardeners Lane in terms of planting and screening to mitigate the impact of Auldyn Walk and this application.
Conditions requested: The proposed development must be connected to the public sewer(s) in a manner acceptable to the Isle of Man Water and Sewerage Authority and on terms and conditions, which must be agreed with the Authority prior to the commencement of any building works.; All drainage works must conform to the requirements of the Isle of Man Water and Sewerage Authority's "Manx Sewers for Adoption" and all necessary inspections/surveys [including CCTV] are to be carried out at the developer's expense.; The Isle of Man Water and Sewerage Authority (as the Drainage Authority) be advised, in advance, of the date of the connection of each dwelling to the public sewer(s).; Isle of Man Water and Sewerage Authority requires as built drawings of the development once it has been completed.; If the developer requires the proposed sewers and associated drainage works to be adopted, the Isle of Man Water and Sewerage Authority recommends that the developer enter into an adoption agreement with the Authority prior to work commencing on site, in accordance with Section 8 of the Sewerage Act 1999.
