General Policy 2
Requires development in accordance with zoning and Area Plan proposals, respecting site/surroundings, amenity, highway safety, etc. Site zoned Proposed Residential under Ramsey Local Plan 1998. Variation compatible as it maintains access requirements without approving unapproved schemes, satisfying (h) safe access and (i) no unacceptable road safety/traffic effects.
Time limit
The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.
Approved plans
This approval relates to the erection of a Northern EMI care unit with associated parking and landscaping as proposed in the submitted documents and drawings 2386.01.01, 2386.02.01, 2386.03.01, 2386.04.01, 2386.05.01, 2386.04.02 and 2386.04.06 all received on 18th March 2010.
Hard landscaping scheme
No development shall take place until full details of hard landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details prior to the first occupation of the EMI Unit. All planting shall be carried out in accordance the approved details in the first planting and seeding seasons following that first occupation. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting.
Highway construction prior to occupation
The EMI Unit shall not be occupied until the highway adjacent to its western boundary and northwards up to and including the roundabout has been constructed in accordance with drawing no. 2386.02.01 of approved application PA 10/00392/B, or in accordance with any subsequently approved access scheme, unless otherwise agreed in writing with the Planning Authority.
No longer object, as long as no inclusion of drawing numbers without approval (PA 10/01693/B)
Department of Infrastructure Highways Division does not recommend approval of application 10/01805/C due to prematurity and non-compliance with West Ramsey Development Framework; Ramsey Town Commissioners strongly object citing highway safety, policy non-compliance, and loss of trees.
Key concern: application is premature and does not satisfy West Ramsey Development Framework para 17.1.2
