GP2 permits development in accordance with land-use zoning if it respects site/surroundings in siting, layout, scale, form, design; does not harm landscape, amenities, habitats, views, or safety; provides access/parking; and considers energy efficiency. The officer assessed the porch as modest, in keeping with the property, with no amenity impacts, thus complying fully. No tensions noted.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the creation of a porch to front elevation of dwelling as proposed in the submitted documents and drawing REF 1, REF 2, REF 3 and REF 4 all received on 12th January 2011.
Surface water drainage
There must be no discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Isle of Man Sewerage Authority, Drainage Division and the Sewerage Act 1999.
