Environment Policy 1
Protects countryside outside settlements unless overriding national need and no alternative. Officer assessed proposal would not adversely affect countryside character due to reduced visual impact and environmental improvements outweighing harm.

Housing Policy 14
Replacement dwellings not substantially different in siting/size (max 50% floor increase), traditional design per Circular 3/91, or innovative if no adverse impact.
