Housing Policy 11
Requires rural building conversions to dwellings only where redundancy is established, building is structurally capable, of architectural/historic/social interest, large enough for satisfactory dwelling with modest extensions not harming character, compatible with amenities/zoning, and serviced without unreasonable cost; must re-establish original appearance using matching materials, no rebuilding ruins or further extensions. Officer tested proposal against each criterion (a)-(f) individually, finding full compliance based on site evidence, structural report, prior approval precedent, and lack of amenity/highways conflicts.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to drawing no.s 100 rev. 0, 111 rev. 2, 112 rev. 0, 113 rev. 0, 114 rev. 2 and 115 rev. 2 date stamped the 15th March 2010.
Bat survey
Prior to the commencement of development a bat survey covering the building subject of this planning approval must be submitted to and agreed by the Planning Authority. Such survey must be prepared by appropriately qualified persons and include a schedule of any necessary mitigation measures required during the course of development. Thereafter, any agreed mitigation measures must be undertaken during the course of development.
