The officer acknowledged the dwelling would appear disproportionate without the chimney stack but noted that single chimney stacks are not alien to the locality and would not be out of keeping.
General Policy 2
GP2 permits development in accordance with land-use zoning if it respects site and surroundings in siting, layout, scale, form, design; does not adversely affect character of townscape; and meets other listed criteria on amenity, highways, etc. The officer assessed the chimney removal against this, finding it acceptable as it would not significantly harm character despite some disproportion, with no issues on other tests like amenity or traffic.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
