The officer assessed the principle of the extension to a dwelling in the countryside against Housing Policy 15, which requires extensions to respect the proportion, form and appearance of the existing…
Policy O/RES/P/22 (Onchan Local Plan)
Prohibits new dwellings outside designated residential areas, particularly in rural countryside of high landscape value. Not directly tested for this extension as the dwelling was already approved as previously developed land under GP3.
General Policy 3
Restricts development outside zoned areas except on previously developed land where redevelopment reduces landscape impact. The site and dwelling were approved under this exception; the extension follows as an alteration to an established countryside house.
Environment Policy 7
Prohibits development harming watercourses without mitigation, requiring risk assessments and 8m setbacks. DEFA Fisheries had no objection if no impact; officer noted no issues raised.
Housing Policy 15
Requires countryside house extensions to respect existing proportion/form/appearance; >50% floorspace exceptional. Sunroom at <50% and respectful in scale/proportion despite modern design, rear position minimising visibility.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
