The principle of a single dwelling is established by the Area Plan for the South (2013) and prior approvals including PA 14/00473/B, PA 13/00245/A, and PA 09/00508/A, requiring traditional features, s…
General Policy 2
Requires development in line with Area Plan zoning to respect site/surroundings in siting/layout/scale/form/design (b), not adversely affect landscape/townscape character (c), or resident amenities/locality character (g), with safe access/parking (h) and no road safety issues (i). Officer assessed amended design as complying despite non-vernacular proportions, as traditional features (slate roof, render, vertical windows) fit mixed neighbour context, ridge integrates, and impact minimised per prior principle approval.
Area Plan for the South
Designates site for single dwelling subject to safe access (2x36m splays), traditional features (pitched slate roof, render/stone reflecting vernacular), full drainage details without exacerbating problems, and 2 parking spaces with manoeuvring. Proposal tested for amended design/scale against brief; found compliant with traditional elements despite parish concerns, access previously approved, drainage for Building Control.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Officer 2013 and to avoid the accumulation of unimplemented planning approvals.
Tree protection
Prior to the commencement of any development on site, all trees on site or trees which are outwith the site but whose canopies overhang the site, must be protected by the erection of a protective fence erected at a distance of 7.2m from the centre of the stem of the trees as recommended by British Standard 5837 and thereafter during the course of construction, no vehicles may be parked, nor items or containers stored therein nor any excavation undertaken. REASON: in order to protect the existing trees on site from immediate or long term damage.
