General Policy 2
GP2 permits development in accordance with land-use zoning if it respects site surroundings in siting, layout, scale, form, design; does not adversely affect locality character or amenity; and provides satisfactory access and parking. The officer tested the log cabin's scale, siting, and visual impact against these criteria, concluding it appears subordinate, has limited visibility, and causes no harm to character or amenity in the mixed-use, predominantly residential area.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Maximum children
The maximum number of children attending the premises at any one time shall not exceed nineteen.
Parking provision
The vehicle parking at the front and south of the building and the three parking spaces to the north of the building, as shown on the Location Plan approved under PA 13/91391/B, shall not be used other than for the parking of vehicles in connection with the use of the premises and shall be kept free of obstruction for such use at all times.
