The property has been significantly extended over time. 2.0 THE PROPOSAL 2.1 The application seeks approval for the installation of a replacement conservatory roof. The conservatory roof would be finished with lightweight aluminium roof tiles with a pitch the match the main dwelling. 3.0 PUNNING HISTORY 3.1 There have been a number of previous applications on the site, the following application is considered to be specifically material in the assessment of the current application: PA 87/00558/B Extension to form conservatory - approved 4.0 DEVELOPMENT PUN POQCIES 4.1 The application site is within an "Area of High Landscape or Coastal Value and Scenic Significance" identified on the 1982 Development Plan. The general policy considerations are set out under General Policy 2 of the Isle of Man Strategic Plan (20th June 2007). 4.2 General Policy 2 Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development: b) respects the site and surroundings in terms of the siting, layout, scale, form, design and landscaping of buildings and the spaces around them; c) does not affect adversely the character of the surrounding landscape or townscape. 5.0 CONSULTATIONS 5.1 No comments 6,0 ASSESSMENT 17 March 2014 14/00167/B Page 1 of 3

6.1 The application seeks approval for the installation of a replacement conservatory roof. The main issue to consider in the assessment of the application is the impact upon the character and appearance of the property. 6.2 The proposed conservatory roof would not be highly visible from the main public thoroughfare. The colour is similar to the existing roof and the pitch would be to match that of the main dwelling. 6.3 It is considered that the proposal would not have an unacceptable impact upon the character and appearance of the property or area in general. 6.4 For the above reasons the application is considered to be acceptable and is recommended for approval, 7.0 PARTY STATUS 7.1 The local authority, German Commissioners are, by virtue of the Town and Country Planning (Development Procedure) (No 2) Order 2013, paragraph 6 (4) (e), considered an "interested person" and as such should be afforded interested person status.
