Isle Of Man IMS IWZ Case Officer: Photo Taken : Site Visit: Expected Decision Level : Officer Delegation Miss Laura Davy Officer's Report 1.0 THE SITE 1.1 The application site is the curtilage of 29 Ballellis, Peel which is a semi-detached dwelling situated to the southern side of the highway. The property is situated at the end of the cul- de-sac which serves a number of properties, There is open space to the rear of the properties in the form of agricultural land. 2.0 THE PROPOSAL 2.1 The application seeks approval for the installation of a replacement conservatory roof. The replacement roof would be constructed of lightweight aluminium roof tiles. 3.0 PLANNING HISTORY 3.1 The previous planning applications are not specific to the application site. 4.0 DEVELOPMENT PLAN POLICIES 4.1 The application site is within an area zoned as "Predominantly Residential" identified on the Pee! Local Plan 1989. Given the nature of the application it is appropriate to consider Genera! Policy 2 of the Isle of Man Strategic Plan (20th June 2007). 4.2 General Policy 2 Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development: b) respects the site and surroundings in terms of the siting, layout, scale, form, design and landscaping of the buildings and the spaces around them; c) does not affect adversely the character of the surrounding landscape or townscape. 5.0 CONSULTATIONS 5.1 Peel Commissioners recommend approval 6.0 ASSESSMENT 6.1 The application seeks approval for the installation of a replacement conservatory roof. 6.2 The proposed roof would be tiled to match the existing roof pitch. The conservatory is not readily visible from the main public thoroughfares and therefore would not have an adverse impact upon the character and appearance of the property. 6.3 For the above reasons the application is considered to be acceptable and is recommended for approval. 7.0 PARTY STATUS 7.1 The local authority. Peel Commissioners are, by virtue of the Town and Country Planning (Development Procedure) (No 2) Order 2013, paragraph 6 (4) (e), considered an "interested person" and as such should be afforded Interested person status.
