General Policy 2
Requires development to respect the site and surroundings in terms of siting, layout, scale, form, design and landscaping, and not adversely affect the character of the surrounding townscape. The officer assessed the re-roofing and roof light against this, finding the darker slates acceptable due to the adjoining precedent and no adverse townscape impact.
Environment Policy 35
Within Conservation Areas, only development preserving or enhancing character and protecting special features is permitted. The proposal was tested for its effect on Conservation Area character; darker slates were deemed not adverse given the terrace's evolving roof materials and No.8's precedent.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
The development hereby approved shall not be carried out except in full accordance with the following plans: location plan date stamped as having been received 28th January 2014; roof plan date stamped as having been received 28th January 2014; roof light detail date stamped as having been received 28th January 2014.
No ridge tile removal
For the avoidance of doubt no approval is hereby granted for the removal or replacement of the ornate ridge tiles.
