The proposed site is subject to a proposed replacement flat roof and conversion of the existing Workshop, located to the rear of the dwelling, into additional living accommodation.
The Flood Risk Assessment is to be reviewed with all other submitted drawings/ documentation.
The proposed site currently consists of a two storey dwelling with rooms in the roof attic space. A single storey, lean-to roof, Workshop outlet is located in the yard to the rear of the dwelling. The submitted Survey Drawing number 20 1432W/01 shows the Floor Plan Layout, Elevations and Section of the existing dwelling. The location of the proposed site is also indicated on this submitted drawing.
The proposals are to replace the existing lean-to roof with a insulated flat roof and the conversion of the existing. Workshop to additional living accommodation. The proposed development is therefore set by its existing floor levels and the existing foul and surface water drains would be utilised. The submitted Proposal Drawing number 20 1432W/02 shows the Floor Plan Layout, Roof Plan, Elevations and Section of the proposed dwelling.
The proposed site is indicated on the government Flood Map as being located in an area of “High Flood Risk Zone- (Tidal)”. See extract copy of map below.

The applicant/owner is responsible for protecting their property from the risk of future flooding. A few simple measures will assist in preparing for future flooding. Such measures are listed in paragraph 4.0 below.
It is accepted that the proposed site is located in an area of “High Flood Risk Zone(Tidal)” and is an existing dwelling with set floor levels and the application is simply asking the conversion of existing floor space, (workshop), into living accommodation to allow the current dwelling to be provided with additional living spaces used in association with the existing main dwelling.
