General Policy 2
GP2 permits development in line with Area Plan zoning if it respects site surroundings in siting, scale, form, design; does not harm landscape/townscape character, amenities, road safety, or flooding risk. The officer tested the proposal against criteria (b), (c), (g), (i), (l), finding the extension's design and scale acceptable due to screening, no overlooking, and location outside main flood zones though rear garden in low surface water risk area.

Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
The board have no objection to this proposal and recognise the completed construction will be in a similar non-traditional style that is in keeping with the existing property. There were no visual impact concerns as the property is not overlooked by neighbours and appreciate that the parking and turning area on driveway should not be affected.
