Hi Daniel,
The private access road to the two properties is shown to fall away from the public highway so surface water (SW) runoff from it will not drain onto the highway. In this respect we are satisfied with the proposals. As this is a private access road we have not reviewed or approved the drainage system serving it. We presume this will be the responsibility of Building Control? If we were checking a highway drainage system for adoption we'd expect to see drainage plans showing pipe sizes, pipe gradients, manhole and gully locations with impermeable areas draining to each gully in accordance with MfMR or DMRB CD 526 together with surface water runoff calculations to DMRB CG 501 Design of Highway Drainage Systems. Also, the soakaway tests the applicant has carried out are based on the design of foul field drains in Part H2 of the Building Regulations and are inappropriate especially considering the area to be drained. Three test should be carried out in accordance with BRE Digest 365 or CIRIA Report 156. See Building Regs Part H3 section 3.24 and 3.30.
