Drainage implementation
The dwelling hereby approved shall not be occupied unless the proposed drainage has been provided in accordance with the approved plans. Once provided all drainage shall thereafter be permanently retained.
Landscaping implementation and maintenance
All soft and hard landscaping proposals shall be carried out in accordance with the approved planting scheme and management programme. Any planting which, within a period of 5 years from the completion of the development, in the opinion of the Department is dying, being severely damaged or becoming seriously diseased, shall be replaced by plants of similar size and species to those originally required to be planted. Once provided, all hard landscaping works shall thereafter be permanently retained.

Conditional No ObjectionThe private access road to the two properties is shown to fall away from the public highway so surface water (SW) runoff from it will not drain onto the highway. In this respect we are satisfied with the proposals.; As this is a private access road we have not reviewed or approved the drainage system serving it.; the soakaway tests the applicant has carried out are based on the design of foul field drains in Part H2 of the Building Regulations and are inappropriate especially considering the area to be drained. Three test should be carried out in accordance with BRE Digest 365 or CIRIA Report 156.
