Time limit
The works hereby granted registered building consent shall be begun before the expiration of four years from the date of this consent. Reason: To comply with paragraph 2(2)(a) of schedule 3 of the Town and Country Planning Act 1999 and to avoid the accumulation of unimplemented registered building consents.
Materials approval
Prior to the commencement of works on the approved scheme, a schedule of materials must be approved as they apply to the external finish of the building, must be approved in writing by the Department and the development must be carried out in accordance with these details. The scheme must be carried out in accordance with the approved drawings in particular with the shutters applied which may be closed as well as opened. Reason: to ensure that the development is appropriate for the area.
Protection of adjacent Registered Building
Any damage to the adjacent Registered Building during the course of the works hereby approved shall be made good upon completion of said works. All making good works shall be submitted to and approved in writing by the Department and thereafter implemented within time period to be agreed with the Department. Reason: to ensure the satisfactory preservation of this registered building.
Ground levels approval
Prior to the commencement of any works in respect of the approval hereby granted, the applicant must have approved in writing by the Department, details of the existing and proposed ground levels representative of the elevations already submitted and the development must be undertaken in accordance with these detail. Reason: to ensure that the development is undertaken in accordance with the submitted drawings.
Do not oppose
Port St Mary Commissioners and a neighbouring resident objected to the proposal due to its modern design out of keeping with the historic harbour streetscape and overdevelopment, while DOI Highways Division did not oppose.

It fails to preserve historical continuity of the area associated with the Port’s sailing history. Additionally, the Board considers this application to be over intensive development of the land.; The Board objected to the consent for the reasons mentioned above.

ObjectionWe have a number of objections to the proposal 20/00990/CON to build a new dwelling at the bottom of 'Quillan's Gut' Port St Mary alongside the Underway, adjoining a registered building (22 Shore Road); A new property should fit into the local view and not seek to disrupt it.; Such a modern conceptual design building might be liked by some but, if built as suggested, will disturb the street-scene in the most ancient part of the port forever diminishing its existing character.; to adjoin it will not only lose the character of a registered building it will diminish it to little more than a facade which is certainly not significantly protecting it.; The current proposal lacks any amenity and is a huge over development of the site.; The loss of our light and outlook will be detrimental to our property.
