Environment Policy 35
Requires development in Conservation Areas to preserve or enhance character/appearance and protect special features. Officer assessed demolition would not detract from special character, as extensions were incompatible and infill removal reinstates historic break.
Strategic Policy 4
Proposals must protect or enhance fabric/setting of Conservation Areas. Demolition deemed acceptable as it supports reinstatement of original separation from terrace without harming historic setting.
General Policy 2
Development must respect site/surroundings in scale/form/design, not adversely affect townscape character or amenity. Assessed as compliant since demolitions remove ad-hoc, mismatched elements improving legibility of original form.
CA/6 Demolition in Conservation Areas
Presumption against demolishing buildings positively contributing to Conservation Area character; considers merits of proposals. Extensions did not make positive contribution (ad-hoc, contrasting roofs), so demolition permitted to enable sensitive replacement.
Time limit
The works hereby granted registered building consent shall be begun before the expiration of four years from the date of this consent. Reason: To comply with paragraph 2(2)(a) of schedule 3 of the Town and Country Planning Act 1999 and to avoid the accumulation of unimplemented registered building consents.
Scope of works
This consent relates to the demolition of the side and rear extensions, in addition to the three storey infill on the eastern elevation as shown in the approved drawings and to no other works. Reason: The building is not Registered and as such, all that is within the control of this application is the demolition of the extensions and three storey infill as provided by Section 19 (3) of the Town and Country Planning Act 1999.

Isle of Man Natural History & Antiquarian Society
SupportIsle of Man Natural History & Antiquarian Society welcome the proposal to renovate and convert Eastfield Mansion House by removing the current link extension to Eastfield Terrace.; The Society however note that there appears to be no indication of the materials to be used in the new garage doors, which appear to be up and over doors, at the front of the building.; The Society would respectfully suggest that consideration is given to making these vertically opening timber doors more in keeping with the design style of the rest of the extension and the existing Mansion House.
Conditions requested: consideration is given to making these vertically opening timber doors more in keeping with the design style of the rest of the extension and the existing Mansion House
