General Policy 2 of the Isle of Man Strategic Plan 2016 permits development in accordance with zoning if it respects site and surroundings in siting, layout, scale, form, design; does not adversely affect surrounding townscape character; and does not adversely affect amenity of residents or locality character. The officer assessed the roof replacement against criteria (b), (c), and (g), finding the change acceptable due to the non-uniform street scene and limited visibility, with no negative impacts.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
