Whilst this submission is primarily to raise a couple of 'objections' we would like to specifically highlight from the start of our submission that we are largely in agreement with the application submitted on behalf of [redacted]. Currently the site is an unattractive overgrown parcel of land with a dilapidated garage and we think the proposed garages will improve the current land. The plans submitted by the land owners architect suggest a lower pitched roof than the building currently on the site, which will be demolished. This is another visual improvement for us. We can't comment on any other impact the garages may have, as we do not regularly use the section of road where the vehicles will enter onto the proposed garages.
I note on previous applications our garden was registered as a vacant site however the site now forms part of our property and is used as the primary garden area for our home. Therefore we had some concerns about the drainage from the proposed garages, as the garden already suffers from excess water.
We have contacted the architect [redacted] about our concerns. We advised [redacted] that after the proposed garages are built and permeable paving installed, we are worried about increased rainfall that will lead into our garden as we already suffer from excess water in the garden. We asked [redacted] if there can be consideration for soakaway crates to be installed into the ground and [redacted] advised us his client is going to look to install some attenuation crates to assist in surface water management. We advised [redacted] that if these can be installed it will satisfy our concerns.
The plans also show a slight fall away of the paving to allow water to go into the road, which leads in front of our house. This raises our second concern about the extremely poor condition of the adopted road in front of our house (Grays Garden Lane). The road has severely deteriorated since previous planning applications were made and whilst we have raised this with the DOI numerous times in recent months, they advise the road repair is not of a priority as it's not a main route. I have attached some photos of the road taken last month, and the condition has worsened since then due to some excessive downpour recently. The increased traffic from the garages will contribute to the further deterioration of the road. We understand this is outside the control of the applicants and hope the DOI will consider repairing the road as soon as possible to help support the expected increased traffic.
To summarise, we would like the application to be approved if the applicants are able to install the additional drainage, and if DOI could consider repairing the road as soon as possible to support the additional traffic.
