Please find enclosed a sightline drawing with pictures of the sightlines and picture of the wall to be removed.
With regard to point 3, The client has included within the application supporting information on the intended usage. As yet operation hours and staffing are not known

Please find below supporting information relating to the planning application for the Old Fire Station building located on Farrants Way in Castletown.
We would look to make the building a multiuse site consisting of a community craft brewery and community room/event space.
The brewery will consist of a nano brewery with the capability to produce around 200Litres of craft beer per brew and will be located in the former lecture room of the fire station.
As a community brewery the kit and the onsite head brewer will be available to run brewing workshops for the local community. We think this will appeal to local homebrewers who wish to try their hand at commercial brewing, couples wishing to produce a one off beer for their wedding and local businesses looking for team building days or a unique beer for their venue.
Activities that will take place in the brewery include
With the community brewery we hope to change the way people think about beer and how it can be enjoyed. We aim to produce a high quality well brewed craft beer that is accessible to everyone and treated with the same respect we give to high quality spirits, wines and food.
The community room will allow us to provide a valuable space for the community and foster a culture of collaboration with other small businesses and the local arts community by making the space available for pop up events.
Access: the site will be accessed directly from Farrants Way which runs directly in front of the property. Parking: There is a dedicated delivery area and limited parking on site, however a section of the site will be used as community car park by the local commissioners, there are also two further public car parks within easy walk of the site and nearby bus stops.
Noise: There will be very low levels of noise for the manufacturing and packaging processes and expect any noise from events to be consistent with general noise levels in the area where there is a busy restaurant and local pub without outside seating nearby. We would not expect to significantly increase traffic or noise due to deliveries as the property is located in close proximity to the main shopping area and supermarket where Farrants Way is the delivery route for those premises.
Noxious Effluent: There will be no noxious effluvia, but there may be limited odors which will be related to the brewing process, however due to the small size of the brewery these will be minimal if detectable outside the building at all.
Discharging effluent: There will be no dangerous or pollutive effluent discharged through the pipes or sewer system. All of the ingredients and products used will be bio degradable and not corrosive or dangerous. The main byproduct of the brewing process (spent Grain) can be repurposed for animal feed.
