The main issue was the impact of the proposed development upon the character and appearance of the individual property and street scene.
General Policy 2
General Policy 2 permits development in accordance with land-use zoning and other plan policies provided it respects the site and surroundings in terms of siting, layout, scale, form, design; does not adversely affect character of townscape or locality; and meets other tests on amenity, highways, etc. The officer assessed the porch's modest scale, design fitting the street scene and existing building, and concluded no adverse impacts, thus fully compliant. The site is in an 'Office Use' area per Douglas Local Plan, supporting permissibility.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
