Further to your letter dated 15th April 2019, please find enclosed four copies of each of the following documents compiled in relation to the above:

Payment of £165.00 has been made via BACS upon submission and has been calculated in accordance with 3(a) of the Town and Country Planning (Application & Appeal Fees) (No2) Order 2016. Also enclosed is Planning Checklist Form P.7(i) and Certificate of Landownership Certificate 01(i).
Our Client wishes to replace their existing fully glazed conservatory with a marginally larger sunroom that is more suited to their needs. The existing conservatory has been in place since our Client purchased the property. Following confirmation by the Planning Department, although the proposed conservatory increased floor area falls within that permitted under Permitted Development, as the intention is to replace an existing conservatory on an application for full planning approval is required.
As illustrated by the enclosed, the proposal seeks to replace the existing fully glazed UPVC conservatory with a traditionally styled sunroom comprising of low level dwarf brick wall to match existing brickwork, UPVC glazing, tiled roof with 2No rooflights.
The majority of the new sunroom shall sit on the footprint of the existing conservatory. Accordingly, access into the proposed conservatory from the house shall remain as per that to the existing conservatory. The marginal increase in footprint along the rear of the property shall result in the existing kitchen window becoming an internal window.
The conservatory is sited at the rear of the property within the property's secluded garden and therefore it is felt that there would be no impact to the neighbouring properties, nor would it be discernable to the public.
Given the unobtrusive architectural style of the proposal, and the nominal increase in scale from that of the existing, it is hoped that the Department shall seek to approve this application.
