The officer considered three main issues: impact on amenities of local residents, impact on character/appearance of the dwelling and garden, and impact on the surrounding area/landscape.
General Policy 2
Requires development in accordance with land-use zoning, Area Plan, and other policies, respecting site/surroundings in siting/layout/scale/design/landscaping, without adversely affecting landscape/townscape character or local residents' amenity. Officer assessed the decking against these tests, finding it modest in scale, screened from view, not harmful to amenity (4m from boundary, existing overlooking precedent), and appropriate for the residential garden with existing similar features. Concluded fully compliant, supported by para 8.12.1 presumption for extensions in built-up areas.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
