The officer assessed the proposal as a like-for-like replacement of window frames in a conservatory that sits comfortably within the site and is not visually intrusive.
General Policy 2
General Policy 2 requires development to respect the character and appearance of the area. The officer found the proposal compliant as the conservatory is well-integrated, and the window change causes no undue harm to the Conservation Area.
Environment Policy 35
Environment Policy 35 protects conservation areas. The modest conservatory with white colour integrates into the built form of traditional architecture; the replacement does not cause particular harm.
Planning Circular 1/98, The Alteration and Replacement of Windows
The Circular specifies that windows not readily visible from public thoroughfares must have the same or similar glazing bar pattern as originals but not necessarily the original opening method. The conservatory is not visible from Bridge Street, so side-hung casements are acceptable despite existing non-openable frames.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
