The main issue was the impact upon the character and appearance of the Castletown Conservation Area and the existing building.
Environment Policy 35
Requires development within Conservation Areas to preserve or enhance character and appearance, protecting special features. The rear doors are visible from The Quay but the matching design ensures no impact on character. Proposal complies as it preserves the Conservation Area.
Planning Circular 1/98, The Alteration and Replacement of Windows
For replacements not readily visible from public thoroughfare, requires same or similar glazing bar pattern, but not necessarily original opening method or material. Rear doors meet the glazing bar pattern and opening method requirements despite UPVC material, making it acceptable.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals. This approval relates to the location plan, proposed drawings and photographs of the existing doors all date stamped and received 12th September 2016.
