General Policy 2
Requires development to respect site/surroundings in siting, scale, design; not adversely affect townscape character or amenity of residents. Officer found compliance in parts (b), (c), (g) due to rear location, limited visibility, non-overbearing projection, and noise mitigation.
Environment Policy 22
Prohibits development harming amenity via noise or other pollution. Assessed against part (iii) noise; acoustic design and conditions ensure noise at/below background levels, safeguarding neighbouring apartments.
Environment Policy 35
Requires development in Conservation Areas to preserve/enhance character. Enclosure not visible from Conservation Area (only rear yard), thus preserves character and appearance.
Planning Policy Statement 1/01 - Policy CA/2 (Conservation Areas)
Impact on Conservation Area character is material consideration. Rear location ensures no visibility from public Conservation Area views, preserving special character.
Acoustic panelling installation
The proposed acoustic panelling, Model EP100/UF/SP Data Sheet E61C, shall be installed within 6 months of the date of the permission. Reason: To reduce the impact of noise resulting from the extract system hereby approved and to safeguard the amenities of adjoining residential occupiers.
Noise level limit
The rating level of any noise generated by plant and equipment as part of the development shall not exceed 42 dB LAeq at the nearest noise sensitive premises, as determined by BS4142: 2014 Methods for rating and assessing industrial and commercial sound.
