Dear Planning,
The Commissioners wish to submit their views on the following planning applications:
17/00720/B Mr and Mrs Jennings Riversdale House Jurby Road - Alterations to provide four bedroom house and parking area including adjustments to access - The Commissioners approve the alterations to the property but would like to comment on the highway issues associated with the car parking area to the front of the property. They acknowledge that access already exists on the site albeit to the garage. This garage has not been used for many years. The newly proposed access for parking of two vehicles raises concerns. This access to the highway is approximately 40m beyond the open speed limit, traveling from Ramsey. The plan demonstrates vehicles leaving in a forward gear, but the visibility to the east is compromised by the bend in the road. Have the applicants thought how they would maneuver their vehicle into these parking spaces? The driver would have to stop in the road and reverse into the proposed spaces. Is this wise due to the proximity of the open speed limit? Plans need to show the full extent of the visibility splays including the road up to the point of the open speed limit sign to the east, as this is beyond the corner and not shown on the revised plan received today. The existing garage gives historically one parking space at this property. The applicant should consider reducing the proposed parking to one vehicle allowing it to drive onto the property front, turn around and then be able to leave the property in a forward gear.
17/00721/B Mr and Mrs Jennings Riversdale House Jurby Road - Replacement of existing conservatory with new timber frames conservatory and associated alterations. Approved unanimous.
17/00744/B Bright Beginnings Briarcliffe House Bretney Road Jurby - Additional use of hall as an after school club - Hall Clenagh Road Sulby. No comment.
