Shore House Boathouse Planning Statement

1.00 Introduction and Background

Our client has now acquired full ownership of both Shore House and the adjacent Boathouse site.

13 Sep 1918

23 SEP 1918 Boathouse site has been the subject of past planning applications and approvals, the most recent being application number 14/01262/B. This was granted on 16 December 2014 with a four year approval period, this therefore carries a current approval for a three storey dwelling with integral garage. At the time of acquisition of Shore House, a surveyors report, dated 25 February 2016, was obtained on the property. This showed that the property was in a poor state of repair with damp ingress, deterioration of fixtures, fittings, wall and floor surfaces. Whilst this was not a full structural survey the report identified a number of defects amongst which being, Water ingress into the property through an unrendered gable, Chimney stacks with open pots, limited flashings and damaged render allowing water ingress, Render cracking on the external elevations, Lintol failure over one window with further failures anticipated, Irregularity in external elevations, Evidence of deterioration of windows and failure of double glazing seals with total replacement recommended, Areas of significantly damaged plaster throughout the property including a collapsed ceiling on the second floor and internally plastered surfaces adversely affected by penetrating dampness, The kitchen floor is subject to irregularity, the vestibule floor is damaged and there is evidence of sloping floors and door heads on upper levels. The flat roof to the rear porch has failed and allowing significant damp ingress and causing decay to structural timbers.

The adjacent site had a planning application, application number 05/01108/B, approved for the erection of a pair of semi-detached dwellings, which approval has been implemented and the dwellings constructed.

2.00 The Proposal

It is proposed to demolish Shore House and combine the sites of Shore House and the adjacent derelict Boathouse site. This provides the opportunity to construct 2 dwellings on the site allowing for an improved, over that approved, dwelling on the Boathouse part of the site and a replacement for Shore House which can meet modern standards of construction, insulation and energy saving principles.

The dwellings will be 3 storey, as the approval for the Boathouse and as Shore House. They will have garaging for 2 cars per dwelling on the ground floor, in a garage arrangement as approved for the Boathouse site.
