Applicants Amendment Statement

We are re-applying for planning permission mainly to add a dormer window to the rear (west) side. Since the application last summer we have realised we are not capitalising on the lovely views and sunset to the west across our garden, our field and the treetops of the Ballaugh curraghs. The addition would be difficult to see from any point on the road because of the steep roof pitch and the position of the trees along the south boundary. It does not overlook any other houses or gardens.

We would also like to remove 3 windows from the north gable and 2 velux roof windows from the east (front) side. This is to improve the thermal performance of the building. The rooms have other windows to give good daylight. The appearance of the building would be in keeping with traditional Manx farmhouses because some have gable windows, usually irregularly placed, and some do not.

We would also like to set the ground floor level 20 cm higher than the previously approved plans. This is prevent rain water that flows down the path from the road during storms running under the door. It also removes the need to make any, even small, ground level changes in the surrounding garden. We want to maintain the old irregular levels of the garden as much as possible to help the house look settled and in-keeping with its Manx farmstead. Disabled access regulations will be met at the rear door which is the primary entry point from the parking area and accessible from the road without any steps.

We would also like to fell a holly bush (tree 13 on survey) as it blocks the view and light from the new kitchen window and there are other large hollies in the garden. If it grows large it will encroach on the larger deciduos trees. As such the tree protection fence request has been modified to no longer protect this Holly (the fence is still out of the canopy spread of the other trees which are to remain), giving more working space for the builders. We have a felling licence but haven't felled it because it is marked on the site survey for planning permission purposes.

Other than the above listed changes the house and it's position on the site are identical to the previous application for which permission was granted. Thank you Kate Teare \& James Dormer
