The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Tree protection fencing
No equipment, machinery or materials shall be brought onto the site for the purposes of the development until fencing has been erected in the location shown on the approved tree protection plan (drawing 5A), in accordance with the recommendations of Section 6.2.2 of British Standard 5837:2012. The fencing shall be maintained in position until the development is complete. Reason: To safeguard the areas to be landscaped and the existing trees and planting to be retained within the site.
Visibility splays and parking
Prior to the occupation of the dwelling hereby approved the visibility splays of 2m x 36m and the two on-site parking spaces all shown on drawing 6 are all required to be provided and retained thereafter. Reason: In the interests of highway safety.
Car parking and manoeuvring
Prior to the occupation of any dwelling the car parking and manoeuvring areas as shown on drawing 6 received on 31st March 2017 shall be provided and remain free from obstruction thereafter. Reason: To ensure that the strategic plan car parking standards are met in the interest of highway safety.

ObjectionRefused Unanimous; The Commissioners feel that the addition of the dormer window changes the aesthetics of the overall look of the building, making it appear taller. We also note that the finished floor level will be increased by 200mm making this replacement dwelling much taller (9.3m) than the original building which was 7.2m high.
