Environment Policy 1
Protects countryside and ecology outside settlements from adverse development unless overriding national need and no alternative. Officer assessed the proposal as ancillary to established campsite in designated countryside, with modest impact mitigated by screening, not harming countryside protection objectives.
Environment Policy 2
Protects character of Areas of High Landscape or Coastal Value and Scenic Significance (site designated under 1982 Plan). Development permitted if no harm to landscape character; officer found proposal would not harm due to boundary location, tree/hedge mitigation outweighing loss of one tree.
Business Policy 11
Tourism development must comply with countryside protection policies. Officer applied with equal weight to other developments, finding parking bays reasonable support for existing rural tourism campsite.
Business Policy 14
Tourism development in rural areas permitted if complying with Plan policies including GP3, BP11, BP12. Officer considered motor home bays as quality accommodation support for established site, compliant with rural tourism policies.
