Energy Policy 2 states: 'Land within 9m either side of an overhead High Tension power cable will be safeguarded from development.' The officer assessed the proposal against this after Manx Utilities confirmed the line was diverted on 23.07.16, previously approved under PA 15/00389/B, removing the conflict as the line no longer interferes with the proposed building.

The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
