The officer assessed the visual impact on the character and appearance of the building and streetscene, given the site's location in the Douglas Promenade Conservation Area.
General Policy 2
Requires development to respect site and surroundings in siting, scale, design, and not adversely affect townscape or amenity. Officer assessed that the remedial works, using matching materials, would not harm the character and thus comply. No tension noted as works are maintenance rather than new development.
Environment Policy 35
Permits only development preserving or enhancing Conservation Area character, protecting special features. Officer tested the like-for-like replacements against this, concluding no adverse visual impact despite the building's noted lesser quality in the appraisal, as changes maintain existing appearance.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

The development hereby approved shall be carried out in accordance with the brick samples submitted as part of the application, referred to as; Ibstock Elizabethan; Ibstock Throckley Old English; Terca Tawny Buff; Ibstock Royston Golden Buff; Ibstock Stuart Buff; Hardwicke Lenton Cream Multi; and Ibstock Landsdown Multi Gold.
