General Policy 2
GP2 permits development in residential zoning that respects site/surroundings in siting/layout/scale/design/landscaping, avoids harm to landscape/townscape/habitats/amenities/road safety, incorporates topography/trees, and provides safe access/parking. The officer applied this to the unchanged proposal from 11/01598/B, reaffirming it meets all relevant criteria (b, c, d, f, g, h, i) based on prior assessment of non-overlooking design, rural-compatible features, adequate access splays, and no amenity/environmental harm.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Access and visibility splays
Prior to the commencement of any works to the hereby approved dwellings, the access and visibility splays of 2m x 23m in both directions all as shown on drawing 001B are required to be provided and retained thereafter. Reason: In the interest of highway safety both during construction periods and once the dwellings are occupied.
