Having studied the concerns raised by 4 people to the submitted plans and details I find that there are common areas of concern that I have attempted to address below.
Land Ownership
I can confirm that the red line shown on the Site and Location Plan indicates the application site; it does not indicate the boundary line of the curtilage of Woodlea. At the Planning Authority's request the red line was extended to include the land which will be affected by the application - in this case the canopy spread of the proposed trees to be felled. It is not the intention of the owners of Woodlea to extend the curtilage of their property at all.
Lay-by
Access to and use of the existing lay-by will be un-affected by these proposals. The hatching of the area of the lay-by only indicates that it is existing hardstanding. As explained in the previous paragraph, the red line shown on the drawing does not indicate an extension of the boundary of the property or a claim to ownership of the lay-by.
Encroachment
The line of the lane shown on the Existing and Proposed Site Plans is exactly the same. This line was established by a detailed site survey of the existing lane. The garage is set back from the lane a distance of 2.67 m . There will be no encroachment into the lane.
Proposed Low Hedges
Having discussed the concerns regarding the re-instatement of the hedges to both lay-bys the applicant has agreed that they be omitted from the proposals. Accordingly the plans have been amended.

Tree Felling In line with DEFA policy, the felling of the trees has been included within this planning application instead of making a separate application to them directly.
