Dear Ms McKnight
I am in receipt of your letter regarding the proposed conversion of the above workshop to a first floor apartment and garage. I apologise for not having this in for Friday but I have been away dealing with a family emergency
I am the owner of 2 Victoria Road and this workshop is directly behind my house...in fact it was once owned and part of the property and land I own.
I have no direct objections as it certainly would be nice to see the building be restored to good order before it becomes a danger and eyesore. However I have two points of concern to raise:
The building has windows that directly look into my property's rear courtyard and windows. Will consideration be given by way of privacy glass to the fact that I will now be overlooked by residents of the apartment should the planning go ahead? And certainly noting that they too will be entirely overlooked by me as my bedroom windows all look into their property allowing them no privacy either.
My other main area of concern is access. Currently you can enter the lane where the workshop stands from Victoria road or from behind the Co-op. The way in from the rear of the Co-op is usually permanently blocked by Charles who owns the workshop and garage as he parks many vehicles in the lane during the day. Therefore access is gained by coming past my house. The lane is narrow and made even more so by numerous domestic and commercial bins, as well as building debris, belonging to Patchwork Café. This makes the lane so narrow that any vehicles coming through invariably damage my wall, and even have to turn in their wing mirrors to get past, and still don't have enough room. There are flats next door to me (4 Victoria Road) who have parking facilities to the rear, again accessed by going past the side of my house into the lane and then up and around behind the workshop. If they are not able to get to those parking spaces they park on the street and we are having huge issues with parking as it is without having the flats' residents vehicles parking there as well...the agreement always being that any residents of the flats would park in their car park. The lane is now breaking up extremely badly...huge pot holes mainly right by my gable wall, and perhaps due to the fact they are driven to go in the same area constantly due to the issue with the bins belonging to Patchwork. I can provide pictures if required. I have myself obtained hard core twice last year to fill in the holes, but the holes have reappeared even bigger than before. If more vehicles will be using the lane to gain access to this new apartment then this deterioration can only get worse, let alone what damage it does to vehicles. How are the planning applicants going to deal with works vehicles coming to construct this new apartment? There is no room in the lane without causing damage and obstruction ( I have rear access double gates to my property). If they damage the lane further will that damage be made good? And/[email protected]
certainly there is no facility for them to park on Victoria Road. So my question is...what proposals have the applications put in place to try and preserve and prevent future deterioration of the lane during the building works and after? They can surely be aware of how bad access is to their property!
