Putting the Customer First Certificate 01(i)
The property is a detached 1970's detached dormer bungalow and benefits from a large rear garden with parking to the side. The house has had various extensions built to it. The existing road access is to the eastern side of Ballafesson Road.
Previously the attached garage has been converted into living accommodation. The existing driveway and road access still aligns with the converted garage (see Existing Site Plan) and makes it awkward to enter the road in safety from the on-site parking hardstanding.
To maintain the existing parking within the site. To ensure the facing stonework to the boundary wall will match the existing.
Relocate the road access so road access is easier from the on-site parking hardstanding. Erect fencing around the on-site parking hardstanding to create a safe and secure area in the rear garden for the young children to play.
The new access will be on level ground with good visibility. At drivers eye level there will be a clear view over the boundary wall. The dwelling is located within a 30 mph speed limit. A major road sight distance of 90 metres can be achieved. A minor road distance of 2 metres can be achieved.
A section of bushes will have to be removed.
The existing pedestrian access will be maintained. Provide a new drop kerb to the proposed road access.
(i) Improved safety for the children allowing car park area to be completely fenced off. (ii) Ease of access (iii) Large vehicles (wood deliveries etc) can access the car park. (iv) Visitors no longer need to park on the road. (v) Multiple parking spaces where other cars are not blocked in.
