GP2 permits development in accordance with land use zoning if it respects the site and surroundings in siting, layout, scale, design and landscaping; does not adversely affect landscape/townscape character, local amenities, or locality character; provides safe access, parking and manoeuvring; and avoids adverse effects on road safety or traffic. The officer assessed the minor access relocation against these tests, finding no adverse visual impact due to its limited scale and positive highway safety benefits from improved access.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Block off existing access
The existing access must be blocked off in materials and form to match the remainder of the roadside wall, within 28 days of the completion of the proposed access as approved. Reason: in the interests of visual amenity and highway safety.
