Requires residential development to respect site/surroundings in siting/layout/scale/design/landscaping (b), not adversely affect townscape character (c), not harm local residents' amenity or locality character (g), provide safe/convenient access, adequate parking/manoeuvring (h), and not adversely affect road safety/traffic (i). Officer assessed the parking addition against these, finding no significant harm from loss of small grassed area or substandard dimensions, supported by Highway Services, with existing hardstanding and walls limiting visual impact.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Parking retention
The area of hardstanding annotated on Drawing 02 (date-stamped as having been received 28th June 2016) as "NEW PAVING TO CREATE ADDITIONAL OFF ROAD CAR PARKING SPACE" shall remain free for the parking of private motor vehicles at all times. Reason: In the interest of providing sufficient parking for the application site and for the benefit of the surrounding area.
Does not oppose the planning application; additional space consistent with existing and neighbouring provisions, though ideally 5.5-6m deep.
