General Policy 2
Requires development to respect site and surroundings in siting, layout, scale, form, design; not adversely affect character of townscape, amenity, or Registered Building features. Officer assessed the extension's single-storey scale, lean-to roof, render and slate materials as appropriate to the simple early 18th century building, enhancing rather than harming character.
Environment Policy 32
Prohibits extensions or alterations to Registered Buildings that detrimentally affect their special architectural or historic interest. Assessed against the building's steep pitches, dormer design, and historical shop front; proposal deemed non-detrimental due to reinstatement nature and sympathetic design.
Environment Policy 35
Permits only development preserving or enhancing Conservation Area character. The small extension in a zoned 'Predominantly Offices' area was found to preserve character through simple design matching the area's historic buildings.
