Housing Policy 15
HP15 states that extensions or alterations to existing traditionally styled properties in the countryside will normally only be approved where they respect the proportion, form and appearance of the existing property, and only exceptionally if more than 50% of existing floor space. The officer tested the proposal's garage conversion and extension (28% of existing floor area) against this, finding no addition to bulk/massing, no detraction from character, and retention of modest scale with ridge orientation reducing visual impact.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
