General Policy 2
Requires development in accordance with Area Plan zoning and brief, respecting site/surroundings in siting, layout, scale, form, design, landscaping; no adverse character impact; incorporate topography; no amenity harm; safe access; no road safety issues. Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Approved plans and pathway width
The development must be undertaken in accordance with the approved plans other than the internal pathways which must be a minimum of 2m wide. Reason: to ensure that the development is fully accessible by all users.
Biodiversity measures
The development must be undertaken in full accordance with the biodiversity measures set out in Section 7 of the Architect's Design Statement received on 5th October, 2020. Reason: to ensure that the development achieves the biodiversity objectives set out in the application.
Landscaping implementation and maintenance
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the remainder of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species. Reason: the landscaping of the site is an integral part of the scheme and must be implemented as approved.
Bicycle parking
Prior to the first use of the site as a public park there must be provided bicycle parking within the site in accordance with a scheme which has been approved by the Department and the development must be undertaken in accordance with these details. Reason: to ensure that the development is sustainable.
