The fundamental issue for this Approval in Principle application is whether the principle of a dwelling on the site is acceptable, as all other matters are reserved.
Residential Policy 1 of Laxey and Lonan Area Plan Order 2005
Policy states residential development will generally only be approved in areas designated as proposed and existing residential. The site lies within an area zoned as Predominantly Residential, making the principle of a dwelling acceptable.
General Policy 2
Requires development in accordance with land-use zoning, respecting siting, scale, design, amenity standards, access, parking, and no adverse impact on landscape, townscape, road safety or traffic. The proposal accords as it matches residential zoning and site can accommodate dwelling with existing access without harm.
Time limit for reserved matters

Reason: To avoid the accumulation of unimplemented planning approvals.
Reserved matters approval required
Approval of the details of siting, design, external appearance of the building[s], internal layout, means of access, landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Department in writing before any development is commenced. Reason: To comply with the Town and Country Planning (Development Procedure) Order 2019.
